BentallGreenOak employed our services to undertake the demolition and enabling works to the development site at 105 Victoria Street. The existing building was an eleven-storey reinforced concrete frame office block structure. The majority of the lower level of the building footprint was occupied by House of Fraser, with an office space lobby serving the remaining floors of the building. The scope of work included site establishment, MEP strip out, utilities terminations, site-wide asbestos removal, soft strip of all non-structural items, demolition scaffolding installation, tower crane installation, temporary works installation, pile coring, secant piled wall and bearing piles, formation of capping beam, flying shores, excavation to formation level, and blinding of formations.

On completion, the development will be the UK’s largest net-zero office building offering a 30,000ft2 green space and terracing, including an urban farm with community allotments. It will be the largest all-electric office in the UK with energy supplied from fully renewable sources ensuring zero fossil fuels are used, not just whilst in operation, but also throughout the demolition/ construction phases.

 

We fully understood and recognised the client’s specific requirements and aspirations for the delivery of the net zero scheme, and therefore identified a number of carbon reduction opportunities, community and social initiatives during the tender process. These included circular economy reuse of materials, alternative use of HVO fuels on all plant and haulage fleet, use of EFC concrete in place of traditional concrete, use of electric powered plant, and community and social engagement including workshops and events with local schools, and charities.

This project demonstrates our commitment to delivering sustainable and socially responsible demolition and enabling works. Our team worked closely with the client to ensure that their specific requirements and aspirations were met, and we implemented a number of initiatives to reduce carbon emissions, reuse materials, and engage with the local community.
